North View, Budleigh Salterton

This new residence replaces an existing house.  The profile presented to the road, its public face, is very similar in form and scale to the original - an important planning consideration, consent being granted after a successful Appeal - but set behind this is substantially increased accommodation, including a 25m swimming pool thoroughly integrated into the living space.

While it would have been possible to retain a small proportion of the existing building, zero VAT rating for new-build houses (as distinct from extensions) together with better quality end results meant that it was more beneficial for the client to build entirely new than to extend the existing building.

The house is set within a traditional suburban area in the seaside town of Budleigh Salterton, and the scale and form of the building and the nature of materials used - render, natural slates and leadwork roofing, timber joinery - respect this while nevertheless producing a clearly contemporary home.
